Toeniskoetter Construction is proud to announce the successful completion of a major transformation project in Fremont for Ultima Genomics, a company working to dramatically scale up genomic sequencing to drive advances in biology and human health. Toeniskoetter transformed a once-vacant warehouse into a robust research and development laboratory complete with updated modern office space and break room.

Working closely with the client, Toeniskoetter utilized its long experience and expertise to deliver innovative and creative solutions that effectively halved the project’s cost without compromising the quality of work. By optimizing design and construction strategies, Toeniskoetter not only delivered exceptional value but also enabled Ultima Genomics to channel more resources into their groundbreaking research, exemplifying Toeniskoetter’s
commitment to maximizing value for its clients.

This project was far from an ordinary commercial remodel, as it required converting an empty warehouse into a fully functioning research and development lab, while keeping to a strict budget and timeline. Power and compressed air lines were strategically integrated to connect these high-power machines to a ceiling utility hub. In order to handle the power requirements, Toeniskoetter upgraded the electrical system as well as installed advanced plumbing systems, including vacuum and drain lines to support lab sinks. An entirely new laser room was also built out to meet OSHA class IV laser safety standards. Pre-existing concrete floors were polished,
and roll-up doors were replaced with glass to enhance natural light.

In addition to addressing complex technical requirements, Toeniskoetter homed in on details in design and aesthetics. A new strategically planned interior design features sleek modern glass walls and specialty lighting, providing a dynamic showcase for Ultima Genomics’ state-of-the-art sequencing machines. The team also installed a specialized HVAC system in parts of the building to support the additional airflow and manage heat output.

The industrial space transformation includes a practical and modern 2,100-square-foot primary break room. With custom millwork for new cabinets, counters, and an island, the newly constructed space provides a welcoming environment for staff. Mechanical, electrical, and structural upgrades were also made to accommodate a robust server room, and a fire-rated opening was installed to meet the latest code for enhanced safety.
